Category A dilapidations carried out on behalf of one of the largest privately owned development companies in the UK.

Client Background- Orbit Southern:

Orbit Southern is the sister company of Orbit Developments, with both being commercial divisions of The Emerson Group, one of the UK’s largest privately owned property development companies. Orbit Southern themselves are based near Heathrow and boast a portfolio consisting of almost half a million square feet of commercial space in 32 buildings across 12 different sites at the time of writing.

These sites are all located in the South East of England, within easy reach of the M25 and, crucially for Orbit Southern’s hands-on approach to property development and management, within an hour’s drive of their headquarters near Heathrow. One such site is Heathrow Boulevard, including Building 5 where we were involved.

Office Interior

The brief:

Existing vacant offices were to be subject to category A dilapidations, returning the building to its “empty shell” state - this meant that across the three floors (ground to second) partitions were to be removed, creating larger open office spaces and giving the client flexibility over whether to rent to one or more tenants. The timescale for this project was 12 weeks.

The solution:

Working to the client’s brief, G&E Projects carried out a full strip-out of all existing partitions, ceiling tiles, finishes and existing mechanical and electrical services. This was carried out in one continuous phase as the building was vacant. With the building having previously been occupied by a single tenant, we split the services on each floor to facilitate separate lettings.

At this point it would be preferable to include an example of some problem solving and/or advice we were able to give to the client, but as a result of Orbit Southern being extremely knowledgeable, we received a thorough and all-encompassing brief. This, coupled with the skills and experience within the G&E team, meant that there were no complications over the course of the project which was delivered on time and on budget.

The outcome:

As mentioned above, the project was handed over on time and the client was extremely pleased with the results, as well as the increased revenue potential with the flexibility of now being able to market and let to multiple tenants. We very much look forward to working with Orbit Southern again on future projects.
